Things to know

All moves in, moves out, and large deliveries can only occur Mondays to Fridays between 9am and 4pm (excluding public holidays).
Please note:
Moving must be booked in with Building Management at least 2 days in advance.
Items cannot be taken through the building foyer and must only come through from the down ramp parking entry off City Road through to the B2 car park lifts due to the double automatic door leading from the lifts into the car park, as opposed to B1, which only has a single automatic door.
Moving and delivery truck parking
Delivery vehicles higher than 2.05m must be parked on the far right of the ramp at the entrance to the car park (accessed from City Road) to avoid disruption to other vehicles entering/exiting the car park.
If required, Building Management can lock the car park gate in the open position to facilitate loading/unloaded of trucks.
Building Management can also lock off a lift for exclusive use during the move/delivery. Covers will be put up to protect the lift from damage. Any lift without covers should not be used for big, bulky, or heavy items.
Life size and usage
lift car internal size: 2980mm high x 1400mm wide x 2100mm deep.
door opening: 2100mm high x 1100mm wide.
Also note that standard apartment doorways are 203mm high x 84mm wide.

Building Management will accept small parcels and registered letters on a resident’s behalf. To be notified by SMS of any parcel deliveries, please register your contact details with Building Management.
Going away for a long period? You can organise for Building Management to collect mail if required.

General household rubbish can be disposed via the rubbish chutes located after the end fire door on each floor.
Rubbish taken to the chutes should be in a tied garbage bag so that it does not leak onto the carpet.
Do not use the rubbish chute for:
Glass, plastic bottles, tins or cans, cardboard boxes, newspapers, electrical or computer equipment, or any large items.Recycling bins are located in all of the car park levels.
Cardboard Bins newspapers and flattened cardboard boxes.
Recycle Bins (Yellow) glass, milk & juice cartons, cans, plastic containers.
Donation Bins (Orange) second-hand goods in sellable condition such as books, clothes, and homewares.
E-Waste Bins (Blue) items with plugs or electrical components like TVs, computers, small appliances.
Landfill Bins (Red) all other items, e.g. soft plastics, pizza boxes and plastic bags.
Soft plastics, including plastic bags, should not be placed in any recycling bin.
Other useful places for recycling include:
JB Hi-Fi (Elizabeth or Bourke St): Old small appliances e.g. laptops, tablets, monitors, headphones, hair dryers, stick vacuums, and blenders, cameras, hard drives, batteries etc.
IKEA (Victoria Gardens Shopping Centre): cardboard, incandescent & LED bulbs, fluorescent tubes, batteries.
Port Phillip Resource Recovery Centre (South Melbourne): motor oil, paints, white goods, mattresses.

We have hard rubbish collection from the City of Melbourne council once a month. You can also book an ad-hoc collection. Contact Building Management to make a booking if required.
Where to place items for collections
There is a designated area for hard waste on B1 next to the various recycling bins. Please respect the boundaries of the hard waste collection area and not encroach upon the adjacent car park space or block access to the recycling bins.
If the hard waste area is full, either wait till it is emptied or ask Building Management when the upcoming collection is, so that you can bring your items down on that day or the day before and place them outside the building for council collection.

Located on Level 1 and open daily from 6am - 10am.
Usage rules:
Children under 12 are not permitted to use the gym.
Please ensure that you shower before getting in the spa
No jumping, splashing, or playing games in the spa
No food or alcohol permitted
If a breakdown of gym or spa equipment occurs, please report it to Building Management.

Parking etiquette
Please keep your car space clean and tidy, and avoid storing any loose items
When entering or exiting the car park, do not tailgate another car, as they can find themselves caught under the security gate. This has happened and will incur repair costs on charged by the Owners Corporation. Please wait for the car in front to clear the entrance/exit before proceeding.
Parking on the ramp leading down to B1 is not permitted except under special circumstances such as emergencies. Building Management can issue parking permits but these are reserved for unique situations. The decision to issue a permit is entirely at the discretion of Building Management.
Damage & personal belongings
The Owners Corporation is not responsible for any damage sustained to any vehicle whilst parked in the car park, entering the car park, or leaving the car park. This includes the theft of any vehicle as well as items stored within a vehicle.
Items and personal belongings should not be stored openly in car park spaces as this presents a security issue. The use of secure storage lockers is encouraged. As with vehicles, the Owners Corporation is not responsible for the damage or theft of any items residents choose to leave in car park spaces.
Visitors
Visitors or guests may occupy a resident’s car park but should be accompanied into the car park by the resident. For a temporary parking spot or to ask about long-term car park rentals, you can join the Parking Requests WhatsApp group.

All bicycles need to be registered with Building Management and stored in the bicycle room on B2 opposite the lifts.
Please register your bike with Building Management to obtain a number. Space is limited, so bicycles which are not registered will be removed annually.
Please note: Bicycles are not permitted in the lifts, building foyer or stored on balconies at any time.
Housekeeping
Animals
Pets are welcome at 28 Southgate! Please consider your neighbours and ensure any mess made in common areas is cleaned immediately. If complaints are received about your pet, the Owners Corporation may take action.
Neighbours
Living in a multi-unit development means living closer to neighbours. Please consider your neighbours, particularly late at night or in the early mornings
Odours like to get around. Please use your exhaust fan while cooking.
Balconies
Please be aware of over-spillage when watering plants on your balcony to avoid disruption to your neighbours below. No items of clothing, blankets or linen are allowed to hang in or over balcony balustrades. Under no circumstances should any items be thrown or dropped from balconies.
Bicycles are not to be stored on balconies; we have a secure bike room. Contact Building Management to register a spot.
Smoke alarms
The smoke alarms in each apartment are battery-operated and are not linked to the building’s alarm system. It’s best to test your smoke alarm twice a year and change the backup battery every year.
As smoke alarms in the passageways are connected to the fire brigade, please keep apartment doors closed to prevent false alarms. The Owners Corporation may take action against anyone responsible for setting off a smoke alarm, including recouping fees incurred for the fire department callout.
